Everyone wants their deposit back, but not everyone knows just how to do it. Here’s what you need to know:

  1. Ask For A Pre- Move Out Inspection
    • Many people don’t know that they can ask their landlord to give them a pre-move out inspection before they move out. Before asking for your move-out inspection be sure to thoroughly clean the unit and make any repairs that you know might be an issue. Afterwards, during the pre- move out inspection the landlord will tell you exactly what needs to be repaired and what is still in great condition. After your inspection, you can make the choice to make the remaining repairs yourself or allow your landlord to keep your part or all of your deposit. Regardless, having the pre move-out inspection will allow you to know what you’re going to want to know what you’re in for.
  1. Keep Your Move-In Inspection Report
    • By law, your landlord or property manager is required to keep a move-in inspection report. Before you move in, ask your landlord for a copy of this inspection report so that you have a record of the condition of the house or apartment when you move in. As you prepare to move out, consult your move-in inspection report to track any damages that you may have made and what damages were preexisting.
  1. Be Aware of the Laws as it Relates to Normal Wear and Tear
    • Many people are ignorant when it comes to the California laws concerning normal wear and tear and your rental deposit. If you have lived in a rental for a certain amount of time, there may be some damages that you as a tenant are not financially responsible for.   1. Call Your Former Landlord after 21 Days
    • Many people also don’t know that in the state California, after a tenant moves out, the landlord has 21 days to either refund your rental deposit or give you a report stating what they used each part of your deposit for. If this isn’t done, then on the 22nd day you have the right to contact your former landlord and ask for your full refund back.
